Architecture is the existential pull between physical reality, and the metaphysical vision that gives conceptual form to that reality. What that means in practice is that there is a vision, and that it is our job to understand the vision, and give form to it.


Notions of style are nonsensical in this definition. Pre-occupation with style, form, material, and aesthetics disorder the process of architecture. If nothing else, 20+ years of practice have ingrained in us the concept of process and order.


We begin by examining your vision, your ideas of function and purpose, and from these we arrange a matrix of possibilities. The ultimate form is driven by your programmatic needs. Aesthetics are subsidiary to this crucial decision point.


This is not to say that we don't delight in materiality, only that we ascribe it the proper place in creation. We recognize that style describes and reflects your originality, your uniqueness, and we apply it once we've generated the form to ensure success.

The same process that we apply to our decision-making in architecture, and in real estate transactions, is embodied in our approach to management. In this case, because we aren't controlling the design or the acquisition / disposition process, or even if we are as add- or package services, it is even more paramount that we establish your project goals, and work to preserve, protect, and enhance those goals through all activities in the project process that impact them.


With almost a decade in Owner's Representation and Asset Management & Development, we are keenly aware of the process milestones that lead to success. Having guided almost $800.0M over the last 3/4 decade in project development spread over 9 projects, our experience in project stakeholder identification, project charter construction, project budgeting and scheduling, permitting, bidding & negotiation, and construction oversight is outsized for firm of our size.
